 Job description

  • X1 is looking for candidates who are looking to get onto the job ladder or wanting to progress their current career into the property industry.
  • The position available is as an account manager whereby you will be responsible for renting and managing your own development.
  • The right candidate will be given full training via the in house X1 Lettings training course, as well as attending external courses.
  • No previous experience in property is essential as we are keen to provide this opportunity to the right person for our team. A driving license is preferred.

  • The ideal candidate will be friendly, highly organised (essential), well presented and passionate about their job.
  • The candidate needs to have excellent communication and people skills.
  • Prior experience in property is not essential as training will be given and the successful candidate will be closely mentored.

Daily Responsibilities

  • Managing current tenants
  • Re-letting units when tenants vacate
  • The day-to-day running of the site including co-ordination of facilities management
  • Contributing to the successful advertising of properties,
  • Being a key team player and supporting your colleagues when required.

  • The successful applicant will have a good range of skills and experience in the building, maintenance industry.
  • This is a busy and varied role so you will need to be flexible and practical in your approach.
  • Good working knowledge of health and safety requirements.

  • Be energetic- this goes without saying! You are doing a lot of physical work and energy is essential. First impressions are everything so your positivity and friendly attitude must convey to all tenants that you meet.

 

  • Have a ‘can do’ attitude- be flexible and willing to adapt to unexpected situations or emergency maintenance calls.

 

  • Teamwork- the ability to work as part of a team, helping other X1 staff members with maintenance issues or helping tenants with a query whilst on-site.

 

  • High standards- this applies to both the physical state of the accommodation and customer service. X1 must stress the importance that we go the extra mile for our tenants, ensuring their accommodation is maintained to the highest standards and receiving an outstanding level of customer service from us at all times.

Summer Staff Role

X1 Lettings are currently seeking summer staff in our Liverpool/Manchester Branch.

Who are we looking for?

This is a temporary role between 17th July – 15th September 2017. Working hours are Monday – Friday 9.30am – 5pm, the occasional Saturday may be required.

The salary is £14,000 per annum pro rata. Due to the tight turn around, no more than 4 days holiday can be taken during this period (no more than 2 days to be taken consecutively)

The summer turn around at X1 Lettings is highly pressurised due to the short timescales in which we need to organise and conduct the necessary works.

At X1, we ensure that every room is pristine for the September intake of students. Customer service and tenant satisfaction is key and by being a part of the X1 team, you will be expected to contribute to this – first and last impressions are everything. You will be part of the face of X1 and will be expected to be friendly, helpful and professional at all times.

By joining our team you will be contributing to X1s excellent customer service and helping to guarantee every September 2017 tenant is delighted with his or her room when they arrive.

Each of our student blocks are looked after by an Account Manager, you be working in pairs alongside the account manager and your primary roles will be to –

  • Book in key handovers
  • Conduct room inspections and document findings (photographs and signed understanding agreements)
  • Take possession back for room keys
  • Return deposits
  • Snag the communal parts of the building and record/instruct maintenance required. Ensure that all maintenance is completed to a satisfactory standard.
  • Co-ordinate with the maintenance team to repair and put rooms/communal areas back to the correct standard.
  • Liaise with the cleaning company to ensure all rooms are cleaned to a high standard and ensure the cleaning of the rooms are on track.
  • Be a part of move in days where you will be greeting and assisting tenants with moving into their new property.

During this period, you will be given guidance by the account manager and will have a summer user guide to follow. Candidates are expected to be proactive, very organised and hard working and at the end of each week you will be required to provide a progress report to the account manager.

Our staff at X1 are key to the business, and many have progressed into permanent members of staff from starting as summer staff.
